Residential Development. Oseran Hahn P.S. attorneys have expertise in the acquisition, financing and development of a broad range of single and multifamily residential projects, including subdivisions, apartments, townhouses and mixed-use residential communities. We assist clients throughout the entire development process, from (a) negotiating and documenting the property purchase, (b) creating an ownership structure aimed at minimizing personal liability, providing management flexibility and accommodating different capital and financing arrangements, (c) reviewing and negotiating development and construction loan documents throughout the project financing process, (d) preparing subdivision CC&Rs, homeowner association documents, easements, purchase and sale agreements and other documents required for the development, and (e) providing advice to the client during the development, sales, management, and turnover process.
Commercial Development, Financing and Leasing. Our attorneys provide efficient and expert services for the development, financing, leasing and sale of the entire spectrum of commercial projects, from strip retail to shopping centers, small professional buildings to larger office projects, and mixed-use projects from those involving 3 tenants to a regional destination center costing in excess of $150,000,000 to develop. We routinely represent commercial borrowers and lenders alike for construction and permanent loans, as well as joint ventures and creative investor financial arrangements.
Condominiums. Our firm represents some of the largest condominium developers in the Puget Sound area, but also guides many “first timers” referred to us by real estate professionals (including other lawyers and condominium management companies) through the complex condominium creation process. We are skilled at navigating condominium developers through the requirements for approval by Fannie Mae, FHA, VA, as well as numerous local lenders.
