Site control is everything. We negotiate purchase agreements, structure the entity that will take title, and manage diligence title, survey, environmental, zoning, leases so the surprises happen before earnest money goes hard. Zoning, permits, and the team that builds it.

Once the dirt is yours, the project becomes a chain of agreements: architects, engineers, general contractors, lenders, and the jurisdiction itself. We draft and negotiate the construction documents, work through entitlements and SEPA review, and stand between you and the disputes that can stall a schedule.

A buildings value is the strength of its leases. We draft and negotiate commercial leases on both sides of the table, advise property owners on tenant relations and defaults, and handle the operational fixes easements, encroachments, property-management agreements that come up in every long-held asset.

Sales to strategic and institutional buyers, refinancings, contributions into a larger portfolio, and 1031 exchanges into the next investment. The goal is the same: the value you built, in the form you want, on a schedule that holds.
